The Migliarino San Rossore Massaciuccoli Regional Park is a protected natural oasis. A mosaic of pristine environments: sand dunes, centuries-old pine forests, wetlands, Mediterranean scrub, river mouths, and wild beaches.
The Tenuta di San Rossore stretches between Pisa and the sea. It is the beating heart of the Regional Park, famous for being the largest coastal pine forest in Europe.
Formerly a hunting reserve for the Medici family, then for the Savoy family, and finally the presidential estate of the Italian Republic (until 1999) with Villa del Gombo.
An unspoiled Tuscan countryside, just steps from the sea. Ideal for slow hikes, birdwatching, and relaxation, where nature, history, and wildlife blend among sandy dunes, deserted beaches, and roaming deer and wild boar.

The estate is divided into 3 zones: Zone C (Cascine Nuove-Sterpaia) with free pedestrian/bicycle access, Zone B (intermediate) with Walking/biking trails, and Zone A (coastal) visitable only with an authorized guide (to protect the dunes and wildlife).
Visiting the Tenuta di San Rossore allows you to experience nature at your fingertips, where the diverse environments welcome a wide variety of fauna and a flora rich in Mediterranean species and botanical rarities. Access is regulated to preserve the environment.

Nature and Landscapes
The pine forest with majestic stone and maritime pines. It’s very likely you’ll encounter herds of deer and wild boar, horses, and buffalo raised in the wild. The Wild Beach, a long stretch of pristine sand, without beach resorts, where the sound of the waves is the only soundtrack. Reaching it through the pine forest is a magical experience.
An atypical specimen: the Dromedary.
The first specimen of this species arrived in Pisa in 1622, sent as a gift to the Grand Duke of Tuscany, Ferdinand II de’ Medici. The dromedaries found their ideal habitat in San Rossore.
Their decimation occurred during the Second World War, when many of them were used to feed the German army troops.
A male and two females still live on the Tenuta di San Rossore today.

Activities
Cycling with dirt trails perfect for mountain bikes and gravel bikes. The most popular route is from the main entrance to the beach (about 6 km). Horseback Riding: Numerous stables organize horseback rides for all levels. Trekking and Running: perfect for nature lovers.

Picnics
There are areas equipped with gazebos and tables. Barbecues require your own equipment.

Visit the Estate on Your Own
Walking or cycling is the most enjoyable way to explore. There is a dense network of marked cycle and pedestrian paths.
You can enter on foot or by bike from various entrances, the main one being near the San Rossore Station (also accessible by regional train from Pisa Centrale).
At the main entrance (Cascine Vecchie), you can rent bicycles (including electric ones).

Electric train tour: The most classic and comfortable way, perfect for families and groups of friends. Those who don’t want to walk too much. They depart from San Rossore Station and arrive at the beach, with a guide who explains the history and nature of the estate.

Carriage Tour
A romantic and evocative horse-drawn experience with various itineraries to visit the Presidential Estate of San Rossore and the Salviati Estate in Migliarino, through the woods and down to the beach, traveling in carriages pulled by powerful farm horses.
